Maintenance and Repair

Regular inspections of your roof can find many roof problems or potential leaks before they turn into costly emergency repairs or roof replacements. Boak and Sons, Inc. recommends bi-annual roof inspections preferably spring and fall. The following areas of your building are some of the key points to check and closely inspect.

  • Exterior walls

    - look for water stains or cracked mortar joints on the outside of walls. This may mean failed coping caps, counter flashings or roof system wall flashings.
  • Metal flashings

    - inspect for loose or shifted metal counter flashings, termination bars, coping caps, and edge metals. Very important also are the tight fasteners and joints along with well sealed caulking and sealant where used.
  • Base flashings

    - Roof system base flashings at walls and roof top units should be checked for splits, tears, sagging, or physical damage. Often times base flashings are the main cause for roof leaks and even roof replacements.
  • Roof penetrations

    - pipe, vent stacks and electrical conduit flashings and pitch pans should be checked do to the movement and vibrations they may have at the roof level.
  • Field of roof

    - check for splits, tears and punctures, or movement of roof insulation.
  • Roof drainage

    - one of the most common causes of a leak is an obstructed roof drain, scupper drain or gutter system. Debris built up at these areas can cause water to back up on your roof and find its way into your roof system. Sometimes the water on your roof can add anywhere from a few hundred pounds to a ton or more of extra weight on your roof causing deck deflection and extra stress on the roof system.
  • Interior walls and ceilings

    - look for water stains, sagging ceilings, peeling paint, ceiling and wall cracks. When any of these signs show up, it now means you have repairs inside and out. With regular inspections and maintenance, interior repairs may have been avoided.
